About Hucks Landing
Hucks Landing is a single-family residential community on the northeast side of Charlotte, North Carolina. Our neighborhood is made up of residents who care about their homes, look out for their neighbors and take part in community life.
Our Purpose
The Hucks Landing Homeowners’ Association, Inc. is a North Carolina nonprofit corporation. It exists to serve the homeowners of the subdivision by:
- Uniting the neighborhood: enforcing the covenants and restrictions and keeping the community cohesive and working for the common good of all residents.
- Protecting architectural integrity: maintaining the original high standards of the development.
- Promoting equitable utilities: evaluating the community’s needs for proper and adequate utilities at equitable rates.
- Supporting health and safety: promoting the protection and safety of our neighborhood.
How the Community Is Governed
Every Hucks Landing homeowner is a member of the Association. The Association is led by a five-member Board of Directors elected by the members at the annual meeting, held on the third Thursday of April. Day-to-day administration is supported by Community Association Management Services (CAMS).
Governing Documents
The Declaration of Covenants, Conditions and Restrictions (CC&Rs) and the Bylaws are the official rules of our community. Please read them in full.
Frequently Asked Questions
Can I rent out my home?
Not right away. An owner may not lease a home until 12 months after acquiring title. After that, leases must be at least 12 months, in writing and on the standard lease form, with every adult occupant listed. The owner gives the Board (or CAMS) a signed copy and the tenant signs the community lease addendum. Short-term rentals such as Airbnb and VRBO, room rentals and subleasing are not allowed, and the owner stays responsible for dues and for the tenant’s compliance. See the CC&Rs, Section 9.1, for the full rules.
Who is a member of the Association?
Every owner of a lot in Hucks Landing is a member. Membership comes with ownership of the home.
How much are the annual dues?
2026 annual dues are $400 per lot, paid semi-annually in January and July. See the Financials page for more.
Who do I contact with a question or concern?
Use the Contact page to reach the Board, or log in to the CAMS homeowner portal for your account.
Can I make changes to the outside of my home?
Exterior changes such as fences, sheds, additions, decks, porches, pools and exterior color or finish changes need written approval before work begins. Review the CC&Rs and contact the Board to submit a request.
When is the annual meeting?
The annual meeting of members is held on the third Thursday of April at 6:30 PM, unless the notice says otherwise. The Board also holds quarterly community meetings.
